Vacation Rental Policies

We so want everyone who stays at one of our rentals to have the very best vacation you have ever had.  Now we know that we can not please everyone but still we do try extremely hard to maintain our rentals in the best possible condition.  The kind of places that we ourselves want to stay in, warm, comfortable, very clean and cozy.  And I have no hesitation saying that I know we even take that up a level above the rest.  But read our quest comments and decide for yourself.  So let me say that likewise we try to be as fair at this as possible and give you as much leeway as we can.  The absolute last thing we want to do is to have to consider keeping your deposit or cause you to have a bad experience.  Please remember that when we put you on the calendar we start turning other prospective renters away from the time you have reserved.  Ultimately we can not absorb all of your losses if you cancel at the last minute regardless of the reason.  When that happens we both lose.

1. I have a first come first served policy for reservations.  In other words he who pays first.

2. The length of time I will hold a time slot until payment arrives is generally a week but is ultimately at my discretion and may be subordinate to clause one.

3. Changing weeks is allowable at my discretion. (Generally as long as it will not cause a vacancy)

4. Any refund at any time shall be minus Paypal or other fees incurred by myself from institutions.

5. To recieve a full refund of your deposit cancellations must be made prior to 45 days before your arrival.  In other words a cancellation made 46 before your arrival would be eligible for a full refund while a cancellation made 44 before your arrival may not be.  Refunds of payments made within the 45 day time period, being either a deposit, a portion or the rent in its entirety may not be returned unless the week(s) you had reserved/rented is re-rented to another party.
(Clause five does not apply to any rental period of more than one week. Multiple weeks are usually paid in full at the time of the reservation and payments are non-refundable except in the case of re-rental.)

(We know things happen that are beyond anyones control.  So what I can do here if it is at all possible for us is let you have a vacant week or weekend in the future.  What I mean is we pretty much keep the calendars up to date.  If on a Wednesday, Thursday or Friday you notice that the following week is not taken.  Call me and if I don't think it will be rented I'll let you have it.  If I can make it up to you I will. )

6. Payments over and above the cost of the rental, namely security deposits will be returned in case of a cancellation.

7. All or a portion of the normally refundable security deposit may be retained in the case of there being damage or if there is a need for excessive cleaning of the premises.

8. In the case of an undeclared pet or person the additional rent/cleaning fee; as whichever the case may be; will be retained from the security deposit.

9. I retain the right to keep all or a part of the security deposit for full or partial payment of damages or losses to the premises (including utilities), furnishings or grounds seen or unseen.

10. No other clause in these policies shall relieve the tenant of further responsibility for damages costing in excess of the security deposit retained.

11. By reserving/renting you agree to these terms.
